This is our process and how we can help you:

 

Following strict broker and agent selection criteria (outlined below) your Relocation Consultant chooses two agents from different companies to meet with you. Each of them will submit a Broker Market Analysis (BMA). If you have an agent in mind, we will qualify that agent and determine if they are eligible. The agents share the BMA reports with you and with us. Together we review and compare and also compare notes on the agents themselves. We develop a strategy for obtaining a suitable offer in a timely fashion. We offer our advice on agent selection, but ultimately the choice is yours.

 

Your Relocation Consultant reviews the strategy each week with you and your selected agent. We offer guidance and advice on improving or changing the condition of the property or the list price or terms. We provide negotiation assistance if needed. In our weekly conversation with your agent, we discuss the number of showings and the feedback from those showings, general and neighborhood activity, and feedback from cooperating agents who have shown your home.

 

Again, the goal of our Home Marketing Assistance Program is to help you to sell your home for the best possible price in the shortest period of time. Some were very confused and frustrated, having visited 50 - 100 communities in towns that were spread 100 - 200 miles apart. Your Relocation Consultant is available throughout this process and after your goods have been delivered, to act as an advocate for you.

 

 

How do we select real estate brokers and agents?

 

Frankly, we have high standards!

 

  1. Market research is conducted to determine who the formidable Brokers are in a given town.
  2. The Broker/Owner or Manager is interviewed; market share is determined as well as Company culture and philosophy.
  3. Broker/Owner or Manager is asked for 2 agent referrals.
  4. Agents are interviewed.

 

We ask for and select agents who:


  • Have integrity.
  • Are great listeners.
  • Are service oriented & will go the extra mile.
  • Are intelligent and professional.
  • Have been in the business at least 2 years (preferably longer, but we won't exclude a rising star!)
  • Are accustomed to working with Florida relocating buyers whether they are selecting a primary residence or a Florida vacation home. Your needs are different from a local buyer.
  • Are accustomed to working with people in your specific price range.
  • Are members of the National Association of Realtors.
  • Have the GRI or CRS designation (extensive education).
  • Understand that we, as your Relocation Service Provider, will play an active part in either the listing and sale of your home OR your search for a home/town in Florida, and are willing to work in partnership with us and keep us informed.
  • Are focused and successful in selling listings if we are referring you to sell OR are focused and successful with buyers if we are referring you to buy.

On the listing side, we ask agents what their average list to sale price ratio is. In normal markets, which we WILL return to, a competent listing agent should be able to effect sale prices close to list prices. On the buying side, a competent agent working with a buyer should be able to negotiate down. In addition, agents who are adept at listening can hone in on what is going to make you happy very quickly, saving you an enormous amount of time and frustration.
